Buying Property in Ciudad Quesada: An Area Guide

Ciudad Quesada has become one of the most consistently popular places to buy on the southern Costa Blanca, and it is easy to see why. Sitting within the municipality of Rojales in Alicante province, just inland from Guardamar del Segura and a short drive from Torrevieja, it combines a genuinely international community with Spanish day-to-day life, excellent services and a climate that suits year-round living.
The town is built around the La Marquesa golf course, and that has shaped its character: mature planting, low-rise development and a layout that spreads out into quiet residential streets rather than high-rise blocks. Along the main avenues you will find supermarkets, banks, restaurants, bars, pharmacies and a good range of independent shops, while the weekly market and the nearby town of Rojales add a more traditional Spanish flavour.
The Climate
Ciudad Quesada enjoys one of the healthiest climates in Europe. Long-term NASA data for the area shows an average annual temperature of around 18.3°C, with roughly 342 mm of rain spread across the year. August is the hottest month, averaging 26.3°C and peaking near 35.6°C, but the summer heat is dry rather than humid. June is the sunniest month, and even in midwinter January averages a mild 11.6°C — warm enough to sit outside on a good afternoon. That balance of warm winters and reliable sunshine is what makes the area so appealing to buyers relocating from northern Europe, whether for full-time living or for a holiday home that is genuinely usable for most of the year.
Where It Is
Ciudad Quesada sits just a few kilometres inland from the coast, giving easy access to the beaches and dunes of Guardamar del Segura while keeping the property prices and space of an inland town. Alicante airport is around 35 to 40 minutes by car and Murcia airport a little further south, which makes weekend visits practical.
Property in Ciudad Quesada
The housing stock is varied, which is one of the area's strengths. Buyers can choose between entry-level apartments with communal pools, low-maintenance townhouses on small plots, and detached villas with private pools and generous terraces. Prices range from well under €200,000 for an apartment to well over €800,000 for a large villa on a substantial plot, so there is a genuine ladder for both first-time buyers and those upsizing.

Purchase costs in the Comunidad Valenciana typically include 10% VAT (or 6% transfer tax on resale properties), notary and land registry fees, and legal costs. We would always recommend independent legal advice before signing, and a formal inspection on older properties. If you are planning to rent the property out or live here full time, it is also worth checking the community fees and whether the property has a valid energy certificate.
